Know your number before you offer.
Paste an address. An experienced property analyst prices it from the real comparable sales - what it is worth, what it should take to get it, and the number to walk away at - with the working shown. Buyers who went through the open add what they saw. When it sells, the result goes on the record next to the call, including the ones he gets wrong.
Free, no card, and no sales pitch. If nobody has asked about it yet you start the thread, and we take a look - usually inside a business day. Every call stays on the record →

THAT IS ALL OF THEM. EVERY VERDICT EVER GIVEN IS ON THIS PAGE.
Why there is no accuracy percentage
This service is new, so the honest version is a short list. A handful of results is not a track record, and a percentage built on it would be a number designed to impress rather than to inform. When enough properties have sold, the figure goes here - including if it is unflattering.

You are in
Welcome.
Two things worth doing right now, and then we will leave you alone. You will get an email the moment an analyst replies to anything you have asked about.
1 · Ask about the property you are actually looking at
Paste the address. If nobody has posted about it, you open the thread and it goes into the queue. Usually back within one business day.
2 · Follow the suburbs you are hunting in
You will see new threads and results as they land, and nothing else.
Before you post
Say what you saw. Crowd sizes, what the agent quoted you, what it passed in at. That is what helps the next person and it publishes straight away. Anything naming a person and accusing them gets held for a human first, which is slower for you and safer for everybody.

Held comments
The queue loads from the database for the analyst account. A comment that names a person and alleges something, claims deliberate underquoting, exposes an owner's private circumstances or reads as organising bidders is held here until a person reads it; everything first-hand and checkable publishes on its own.

What to tell us
01
A link to the page, and enough of the wording that we can
find the right comment.
02
What is wrong with it. If it is about you, say so, and say
what is untrue or unfair rather than only that you object.
03
How to reach you. We reply to every complaint, including the
ones we do not act on.
What happens then
✓
We read it and we answer within seven days.
Not "we aim to". If a comment names someone and accuses them of something, it usually comes
down while we look, and goes back only if it holds up.
✓
Anything about a person's private life comes down.
Someone's divorce, health or money trouble is not part of what a house is worth.
✓
A removed comment leaves a visible note. We do not
quietly rewrite a thread people were relying on.
What we will not do
Said plainly so nobody has to guess, and so an objection does not become a negotiation.
●
We will not remove a first-hand account just because
it is unwelcome. What a buyer was quoted, how many people were at the open, what a
property passed in at - that is the point of this site. If you think it is factually wrong,
tell us what actually happened and we will publish that alongside it.
●
We will not hand over a member's identity on request.
A court order is a different matter.
If you are a selling agent: you are welcome to post on any thread about a property you are selling, under your own name, and your reply appears beside the buyers'. That is usually faster and more convincing than asking us to remove something.
Write a verdict
Start from a price-guide pack. Every check is a rule the database enforces too, so anything that passes here will not be rejected on the way in.
Start from a price guide
Paste the analysis_pack.json the OfferGuide pipeline writes for this address. It fills the ladder, the comparable sales and the history, so the verdict on the site is the same one that went into the PDF rather than a second opinion typed out again.
The property
Worked out from the address, so two spellings cannot open two threads.
The ladder
Enter the range and the ladder builds itself the same way the PDF does - rounded to $10,000 steps over a million so two rungs can never read as the same number. Then correct any rung by hand.
The reading
0 characters
What it is measured against
At least one sale, and only one of them can be the Best Comparison - the most alike, which is not always the nearest.
History and timing
Sources
Checks
Nothing here is connected to the live site yet. Publishing shows you the exact request that would go to the API, so the two halves can be joined when you are ready rather than guessed at.
How it will appear on the thread
Fill in an address and a ladder and the reply
builds itself here.

The number the agent will not give you
OfferGuide is a free place to find out what a property is actually worth before you offer. Other buyers post what they saw. Our analyst posts what he would pay. Nothing is behind a paywall and nobody calls you.

How does OfferGuide work?
01
You paste an address. A thread opens for that exact
property, with the public record already pulled in: days on market, the guide, what it
last sold for.
02
Other buyers say what they saw. How many groups were
at the open, what the agent quoted them face to face, what it passed in at. The things
that never make it into a listing.
03
Our analyst replies with a verdict. A bargain price,
a good price, a fair price, and the number to walk away at, with the comparable sales and
the working shown.
04
When it sells, the result goes back on the thread.
Including the times the analyst was wrong. That record is public.
Why not just use an online property estimate?
An automated estimate has never been inside the property and cannot see that the kitchen is original, that the block is 413m2 rather than the 231m2 on the record, or that the only comparable sale in the suburb was eighteen months ago. It also cannot tell you that the guide is set low on purpose to build an auction crowd. A person reading the actual sales can.
Is an OfferGuide verdict a valuation or financial advice?
It is not a formal valuation, and it is not financial or credit advice. It is a price guide, prepared in good faith from licensed sales data, to give you one more honest data point before you make the biggest offer of your life. Community comments are the opinions of the people who wrote them. We are Bridge Finance, a mortgage broking firm, and we do this because half our clients ask us the same question every week anyway.
What does it cost and who is behind it?
It is free, with no card and no sales pitch, and usually answered within one business day. We will not call you about a home loan unless you ask.

Sold for $1,010,000. I was $95,000 light, and the reason was in the same building.
Unit 15 of this block is the same two bedrooms, same two bathrooms and the same 82sqm, and it sold for $1,065,000 in August 2025 - on the record the whole time and not in my comparison. The sales I did use run $865,000 to $970,000 for a two bedder, because they are in cheaper buildings. 7-9 Essex has now done $1,065,000, $1,050,000 and $1,010,000.
